202 Main Street ~ Kilmarnock ~ R1 next to C1
This
spacious 2,047 ± sq. ft. house is sited on a spacious lot and is zoned
residential but is located right next to the commercial zone in the booming
Town of Kilmarnock. The town offers central sewer and water and high-speed
internet access in the shopping capital of the scenic, resort destination area
of the Northern Neck on Virginia's Chesapeake Bay. The home would not only make
a charming residence, but also offers an investment opportunity and has room
for several professional office spaces, or even a retail shop. There is a
shared driveway leading to a very large backyard, with plenty of space for
off-street parking.
This circa 1900 home has many classic
architectural features common to turn-of-the-century homes: high ceilings,
polished pine floors, a black & white mosaic tiled bath, claw-foot bathtub,
fireplace, and multi-paned glass interior doors. There is a small basement
which houses the oil furnace that provides radiator heat and a window air
conditioning unit. The columned front porch opens to a large foyer with carved
stair-rail on the steps to the upper level. To the left, through double-doors
of glass, is the Living Room with fireplace and a door to the Screened Porch.
More glass double-doors open to the Dining Room with a wood-stove hook-up and
mantlepiece. The Foyer also leads back to a hallway that takes you into a first
floor bedroom with a full, mosaic tiled, bath. In the rear of the house is an
old kitchen that opens to a backyard screened porch. Off the kitchen is
separate Utility Room with washer and dryer hookups and stairs to the basement.
Upstairs, off a spacious central landing and hallway, are three more
bedrooms and a shared bathroom with claw-foot tub and wooden floors. Two of
these rooms could be combined to create a spacious Master Suite. There is a
hatch in one of the closets giving access to the attic.
This house is
being sold "as is" and will need some updates to bring it up to modern
standards, so the Purchaser should budget some additional money for this
purpose. The Kitchen appliances are quite old, there is not much counter space,
and the floor needs replacing; so plan on new flooring, cabinets, counters, sink
-- everything. For professional offices or retail use, a full-scale kitchen
won't be necessary. The wiring in the home is ungrounded and should be replaced
with a new electrical system for safety and for protection of sensitive
electronic equipment. One of the gutters is dented and, while functional,
detracts from the overall appearance. Adding central air and ductwork is not
necessary but would greatly enhance the living space. The chimneys are original
to the house and should be inspected before use, unless they are lined and
converted to gas logs.
The spacious and level 0.711 acre lot fronts on
a sidewalk on Main Street (Route 3), has several large shade trees and is
dotted with flower beds and shrubs. There is a small, detached garage in the
backyard that offers extra storage space. A picket fence with central gate
divides the backyard roughly in half. Beside the backyard, on the left side, is
the Heatherfield townhouse community, an upscale neighborhood tucked behind the
Bank of Lancaster's main office that is zoned R2.
Exclusively offered
for $179,000.
SOLD 09/30/04 for $170,000
