Rare Offering! This is a sweet River Front lot that is very privately situated in a waterfront cottage subdivision dating to the 1950's. It is located across a small country road from large farm fields for expansive agrarian views in the front (to the East), together with wide water views in the back, looking West, for colorful sunsets over the water. There are a total of just 19 lots along the river in this small community; Teagues Farm has 14 lots, and an adjacent subdivision has 5 lots, forming a close-knit community of properties that do not come on the open market very often.

This 0.77-acre ± lot slopes gently downhill for 280 ± feet from Riverview Road to the water's edge. The lot is 106 ± feet wide by 280 ± feet long and is rectangular in shape. There is an old platted 30-foot road adjacent to this parcel along the Northern boundary that has grown up in trees. However, the county still considers Lot 12 to be a corner lot, so the sideline setback along this boundary is 35 feet, instead of the usual 25 feet. This leaves a building envelope that is roughly 42 feet wide by 53 feet long, well suited for a coastal cottage, or a larger two-story home. Because of the slope, this site also seems appropriate for a walk-out lower-level for some economical additional square footage.

There are two existing wooden jetties along the Rappahannock shoreline, but the land has eroded behind them, so the shoreline needs to have some new work done to stabilize it. A rough estimate for rip rap is $100.00 per linear foot. There is a current Health Department permit for a 3-bedroom on-site sewage disposal system that utilizes a pump tank and a drainfield site that is up by the road in the northeast corner of the lot. The Seller will install the drainfield before closing, or convert the permit to a Certification Letter, if preferred.

This property is near the small town of Lively, where there are several restaurants and a small independent grocery store. The Rappahannock River empties directly into the Chesapeake Bay, and this property is about 18 nautical miles from the Bay. The water is fairly shallow here, between 1-3' ± MLW, with a sandy bottom. Most of the neighboring properties have a bulkheaded shoreline with riprap in front and piers with boat lifts. This lot is also close to Belle Isle State Park, a 733-acre park with hiking, biking, and equestrian trails, plus bike, canoe and motor boat rentals, and a boat ramp on Deep Creek for small vessels (the controlling water depth at the mouth of Deep Creek is 2' ± MLW).

From Lively, take Route 201 South, turn right onto Route 354 (River Road), take the first left onto Teague Road, and at the second bend to the left go straight onto Riverview Road, and look for this lot on the left side of the road.
